Agreeing to these terms
These terms cover your use of the Optimum Pembroke Pines Concrete Company website, from the home page to every service and city page, and any request you send us through it. When you browse the site, call us or ask for an estimate, you agree to these terms. If you don't agree, please don't use the site.
When we take on a job, we give you a written estimate or contract for it. If that document says something different from this page, the written estimate or contract controls for that job.
What we do
Optimum Pembroke Pines Concrete Company is a concrete contractor in Pembroke Pines, FL. We work on driveways, patios, sidewalks, pool decks, steps, slabs, footings, foundations and related concrete work for homes and businesses in Pembroke Pines and the cities around it. You can read more about our crew on the About page.
What you read on this site is general information about concrete work. It isn't a promise about your job, because every slab depends on the ground under it, the drainage around it and how it will be used. Your written estimate describes the actual work we'll do.
Estimates and pricing
We give free estimates at your property, with no obligation to hire us. An estimate is based on what we can see and measure on the day we visit, including the size of the area, the condition of the old concrete, the base underneath, access for our equipment and the finish you choose.
Some conditions only show up once the old slab is out, such as soft or wet ground, buried roots or debris. If we find something that changes the work or the price, we'll stop, explain it to you and get your approval before we go ahead with the added work.
An estimate is good for the period written on it. After that, material and labor costs may have changed, so we may need to update the price before we schedule the job.
Scheduling, weather and cancellation
We set a start date with you once you accept the estimate. Concrete is a weather job, so rain, extreme heat or wet ground can push a pour back, because pouring in the wrong conditions makes a weaker slab. When that happens, we'll tell you as soon as we know and give you the next available date.
If you need to cancel or move your job, please call us at (954) 676-1352 as early as you can. If we've already ordered concrete, steel or forms, or started work on site, you're responsible for those costs and the work completed up to that point, as your written contract describes.
Payment
Your written estimate or contract sets the payment schedule for your job. It may include a deposit before we order materials, with the balance due when the work is finished.
If a payment is late, we may pause the work until it's settled. You're responsible for reasonable costs we have to pay to collect an unpaid balance, as far as Florida law allows.
Your part of the job
You agree to give our crew safe access to the work area and to tell us about anything buried that we should know about, such as sprinkler lines, private gas or electric lines, or septic parts. We aren't responsible for damage to private lines that weren't marked or disclosed to us.
Fresh concrete needs time to cure, meaning it has to sit and harden before it can take weight. We'll tell you when it's safe to walk and drive on your new slab. Damage from foot traffic, vehicles, pets or anything else on the concrete before then isn't covered.
Concrete, cracks and warranties
Our work is backed by our satisfaction guarantee, and the details of any warranty for your job are written into your contract. Anything not stated there isn't promised.
Concrete shrinks as it dries and moves with the ground, so small hairline cracks can show up even on a well-built slab. We cut control joints, the grooves you see across a slab, so most of that cracking happens where it's planned. Hairline cracks, small color differences and minor surface variation are normal for concrete and aren't defects.
No warranty covers damage from settling or washouts we didn't cause, tree roots, flooding, heavy vehicles the slab wasn't built for, harsh cleaning chemicals, lack of upkeep or work done later by someone else. Apart from what your written contract states, we make no other warranties, express or implied, to the extent Florida law allows.
Limits on our liability
To the extent Florida law allows, our total liability for any claim about a job is limited to the amount you paid us for that job. We aren't liable for indirect or consequential losses, such as lost use of a property, lost income or costs of delays outside our control.
This website is provided as is. We do our best to keep it accurate, but we aren't liable for errors on it, for the site being unavailable or for anything on the outside sites it may link to.
If there's a problem
If you're unhappy with our work, call us first. Most problems get sorted out faster by talking it through on site, so please contact us and give us a fair chance to look at it and make it right.
If we can't settle it between us, we both agree to try mediation in good faith before going to court, unless the matter fits in small claims court.
Governing law
These terms and any job we do are governed by the laws of the State of Florida. Any court case about them will be handled in the state courts serving Broward County, Florida, unless the law requires a different place.
Changes to these terms
We may update these terms from time to time. The version on this page when you use the site applies to that use, and the terms in your signed estimate or contract continue to apply to your job.
