North Miami: flat lots where water lingers

Many of the North Miami homes we're called to are older single-family houses on flat lots, with a driveway that's been patched more than once and a back patio that's settled toward the house. Flooding is the most common natural hazard in North Miami, and you can see it in the concrete here, in the stains where water sat and the low spots by the door that never quite dry.

The ground and the houses are a lot like what we work on in Miami Gardens and Hollywood, so the job here usually starts below the surface, with what the old slab sat on and where your water has to go, long before we talk about a finish.

Working in North Miami: permits, licenses and what to check

Permits for concrete work here come from the City of North Miami Building Department, which covers building, adding to, altering or tearing down any structure. On a job that needs one, the permit sets when we can start, because we don't break ground before it's issued. Two checks are worth doing on anyone you hire. Look up their state license on the Florida licensing portal, where a certified license covers all of Florida and a registered one covers only the places the holder has a local certificate of competency. Then ask for their North Miami Business Tax Receipt and their Miami-Dade County receipt, because the city requires both, even from contractors based outside it. We're fully licensed and insured, and I'm glad to show you.

We're a concrete contractor based in Pembroke Pines, FL, working across the cities around it in Broward and Miami-Dade. When your job needs a permit, we take care of the application and the paperwork the city asks for as part of the work, and if it isn't clear whether it does, we check with the city's building office before anything starts. The price here turns mostly on what's under the old slab, how much has to be broken out and hauled away, the size and thickness of the new pour and any drainage your lot needs. The schedule turns on the permit, the weather and curing, which is the wait while fresh concrete gets strong enough to use, and you'll get your own figure for both at the estimate.

Frequently asked questions

How much does a new concrete driveway cost in North Miami?

The cost of a North Miami driveway comes down to its size, whether an old slab has to be broken out and hauled off, and how much soft dirt has to come out before we build the base, so your number comes from seeing your lot. If the budget's tight, cut the fancy finish before the base, because nobody sees the base on day one but it's what keeps the slab from sinking. Don't let anyone skip a required permit either, since work here that needs one and starts without it draws a $112.75 penalty plus double the base permit fee, on top of any code enforcement fines.

Do I need a permit for concrete work under $7,500 in North Miami?

It can be exempt, but only when it meets every condition the city sets. Since July 2026, state law has the city exempt single-family owners and their contractors from building permits for work under $7,500, though structural, electrical, plumbing, mechanical and gas work fall outside it at any cost, and so does any property even partly in a flood hazard area. To use the city's permit exemption, you or the contractor send a written request with the contract or other proof of the work and its value, and the whole project has to come in under the line, because splitting it into smaller jobs isn't allowed.

What permits do I need for concrete work in a North Miami flood zone?

If you're building or renovating in a Special Flood Hazard Area, you need a Floodplain Development Permit from the city, and you may need an Elevation Certificate too. The work has to meet the city's flood rules, and the city asks owners to call its Floodplain Management Team at 305-895-9825 before work begins. A property in a flood hazard area also can't use the under-$7,500 exemption above.

What causes concrete driveways to crack and sink in North Miami?

Most sinking starts with the subgrade, the dirt the slab sits on, being raked level instead of dug out and packed, so it settles and the slab follows, and water sitting along the edges on flat lots here speeds that up. Cracks also come from control joints, the grooves cut so the slab cracks along a line we choose, being cut late or skipped, and from pouring in midday heat, which leaves a weak, dusty top. Concrete does crack, so on our jobs the aim is a packed base, a slope that sheds water and joints cut on time, so a crack lands in a joint instead of across the middle.

How long does it take before I can drive on a new concrete driveway?

You can walk on a new driveway well before you can drive on it, because concrete keeps gaining strength for days as it cures, and a car on a young slab is how edges break. I'll tell you when it's ready for feet and when it's ready for your car, and the wait is worth keeping. Miami-Dade's hurricane season runs June 1 to November 30, and when heavy weather is coming we'd rather move a pour than rush one.
