Decorative concrete in Pembroke Pines gives a driveway, patio or other flat slab color and a stamped pattern, either as a new pour or as an overlay, a thin new surface over a slab that's still sound.
Most calls start with a slab that's still in one piece but looks tired. It might be faded by the sun, stained from cars or older than the rest of the house, and a crack or a low spot makes me look harder. The price moves with whether your slab can stay or has to come out, how big it is, the pattern and the color method, and how much base work a new pour needs. The schedule turns on that same tear-out question and on the weather. It also turns on curing, the wait while fresh concrete gains strength before you walk or drive on it. When I walk the job with you, I explain what's in the price for your slab. If you already know you want a new pour, our stamped concrete page goes deeper on patterns.
How we do decorative concrete
The first thing I look at is the slab you already have, because a sound one can take an overlay and a failing one needs to come out. Then we pick a color method that fits how hard the surface gets used, since a driveway takes tires every day and a back patio mostly takes bare feet. On an overlay, we clean and prep the old surface so the new layer bonds to it, then put down the color and the pattern. On a new pour, we break out the old slab, dig out and pack the base, set forms and place rebar, the steel that holds the slab together if it cracks. Then we pour, color and stamp it and let it cure before you use it. If the budget gets tight, I'll suggest a simpler pattern before I'll thin out the base, because the base is the part you can't see on day one and it decides whether the pattern stays flat.
Some decorative jobs sit next to other work. If your patio steps down a slope, a concrete retaining wall holds the grade so the edge of the slab has firm ground under it. If a room or a garage needs a slab poured from scratch before any finish goes on, we handle that through our concrete floor installation work.
Decorative concrete rules and conditions in Pembroke Pines
The swale is the grass strip between your lot and the street. If your decorative driveway crosses it, the city's Building and Zoning Department issues the permit for that entrance on proper application. Outside the entrance, city code keeps paving, lime rock and stabilizing material out of the swale. Paved areas on your property also can't drain onto the public right-of-way. So we stop the decorative edge where it belongs and slope the slab to shed water onto your own lot, away from the house. When your job needs a permit, we take care of the application and the paperwork the city asks for as part of the work, and if it's unclear, we check with the city's building office before anything starts. On a project over $5,000, the city's permit checklist calls for a recorded Notice of Commencement, posted before the first inspection is scheduled. If your address is in the South Broward Drainage District, you'll also need that district's permit release, and you can ask them whether you're inside it.
Summer heat here dries the top of a fresh slab faster than water can rise through it, which is how shrinkage cracks start. To avoid that, we pour early in the day and keep the surface from drying out while we stamp it. We're based in Pembroke Pines and work across the cities around it in Broward and Miami-Dade, and we meet the same sun-faded driveways and the same heat on jobs in Miramar and Davie.
Why call us for decorative concrete
I walk the slab myself
I come out to look at your job myself, and when the work starts, our crew does it with me on site. You get the same person who checked your slab watching the pour.
Learned on real concrete crews
I spent every summer through school hauling, setting forms and finishing until I could run a pour myself, and I started this business in 2023. That's why I can tell you plainly what an overlay will and won't fix.
Fully licensed and insured
Before you hire anyone, ask which certificate of competency they hold, because Broward County's Central Examining Board issues them for the trades it regulates. A contractor who's set up properly won't mind the question.

Frequently asked questions
How much does a stamped concrete patio cost in Broward County?
A stamped concrete patio in Broward County usually costs about $9 to $17 per square foot, and reinforced concrete runs somewhat more per square foot than unreinforced. That's the area's going rate for stamped patios, not our price, and it doesn't cover overlays or driveways. I'll give you the figure for your own slab when I walk it with you.
Should I overlay my old concrete slab or replace it?
Overlay it if the slab is sound and only the surface is worn, stained or dated, because an overlay renews it for a fraction of what tearing out and pouring again costs. If the slab is cracked through, sinking or breaking up, the same failure comes back through the new surface, so replacing it is the only fix that lasts.
What is the best way to color a stamped concrete driveway?
For most driveways it's color hardener, because it gives richer color and a harder top layer that stands up to tires. The trade-off is that deep damage shows gray. Integral color runs through the full depth of the concrete, so chips match the surface, but its tones stay softer. That can suit a patio where you'd rather chips not show.
How often does decorative concrete need to be resealed?
One field guide advises resealing every 2 to 3 years, in two thin, even coats. A heavy flood coat can bubble, blush white and turn slick when it's wet, so thin coats are what keep the finish clear.
What causes new stamped concrete to crack?
Usually it's what's under it. Stamped concrete is still a flat slab, so it needs a compacted subgrade, the packed ground it sits on, plus the right thickness and steel for the job before any color goes on. Concrete does crack, so we also cut control joints, shallow grooves that give it a planned place to crack, early enough that cracks follow them instead of running across the pattern.
Can I put stamped concrete on my driveway apron in Pembroke Pines?
Yes, the city allows a driveway in the public right-of-way to be built of materials other than asphalt, and it needs the swale permit covered above. The catch is repairs. If the city later works in the road right-of-way, it repairs or replaces a non-asphalt apron only if you pay it the cost within 90 days after that work begins, so it's worth weighing before you pick a pattern there.

When a patio or walkway sits on a slope, a retaining wall holds the ground back so the edge of your slab has solid support and doesn't drop away.

If there's no slab yet, or the old one can't be saved, a new concrete floor gives any finish you choose later a flat, solid surface to start from.
